Contract warehousing (also called dedicated warehousing) is an arrangement where a company contracts exclusive use of Porter Logistics warehouse space, labor, and services usually for a fixed term (e.g., 1–5 years).

Exclusive or Semi-Exclusive Use

Space, staff, and equipment are dedicated to your business.

Not shared with other customers like in public warehousing.

Long-Term Agreement

Typically 3 to 5 years, with custom terms and pricing structures.

Tailored Operations

Facility layout, technology, and labor are optimized for your product type and business needs.

Often includes value-added services like kitting, custom labeling, reverse logistics, or specialized storage (e.g., cold chain, hazmat).

Fixed & Variable Pricing

Usually a mix of fixed costs (facility, management) and variable costs (labor, throughput).

It’s a middle ground between owning your own warehouse and sharing space in a public warehouse—giving you more control without the capital investment

Our GMP program is also compliant with “cGMP” or “Current Good Manufacturing Practice” which refers to a set of regulations enforced by the Food and Drug Administration (FDA) to ensure the quality and safety of products manufactured for human and animal use. cGMP aims to establish minimum requirements for the methods, facilities, and controls used in manufacturing, processing, and packing of regulated products, including pharmaceuticals, medical devices, nutraceutical, and food and dietary supplements.

• Of course, we take delivery of imports from outside the US every day and are well versed in the compliance needs across multiple verticals 

• We also can export manufactured goods from the United States across the globe on multiple methods of transportation including Air, Ocean, Rail, and Over the Road (OTR) freight

We don’t possess any transportation assets in-house but maintain a tight relationship with multiple freight brokers who offer great pricing on drayage, FTL, LTL, FCL, LCL, and other modes of transportation….we would be pleased to obtain competitive quotes on your behalf and coordinate all aspects of your warehousing and transportation operations

• We use the Extensiv 3PL system which has a lot of great features:
  • EDI & API connections
  • eCommerce store integrations for quick implementations
  • Real-time inventory tracking
• We’ve also developed in-house dock management software to book appointments, reduce dock congestion, and increase loading and unloading efficiency
• Out in the warehouse, we use a mix of handheld and long distance Zebra scanners (best-in-class) to ensure product is properly tracked and accounted for as it moves in and out of the warehouse

Porter adheres to security best practices including but not limited to:

• CCTV footage 
• Keycard access in and out
• Visitor sign in and out
• Employee electronic clock and out
• Non-authorized personnel identification system including Visitor badges, color-coded warehouses vests, and more
